The Struggling Bar on Prime Land – Panama City

The Problem: A former bar owner was struggling to keep the business afloat. The interior had fallen into poor condition, and the building was outdated. Most people saw a failing business in a rundown building.

What I Saw: The property sat on 1.5 acres of land on a heavily trafficked road. The location was excellent. The building didn't matter as much as the land and visibility.

The Solution: I helped my client purchase the property below market value. We gutted the interior and subdivided it into several smaller commercial spaces. The property was repositioned from a single-use bar to a multi-tenant retail and restaurant property.

The Outcome: The property is now fully leased with stable tenants. Between the purchase price and renovation costs, the property is now worth 50% more than the total investment. The Contaminated Gas Station – Tallahassee

The Problem: A former gas station had environmental contamination issues and was being monitored by the Florida Department of Environmental Protection (DEP). Most buyers wouldn't touch it. The property sat on the market with no viable offers.

What I Saw: The land was in a good location, and environmental remediation is solvable with the right buyer and financing. This wasn't a dead asset, it was a discounted opportunity.

The Solution: I found a buyer experienced in environmental remediation who understood the costs and timelines involved. We negotiated a purchase price below land value to account for cleanup expenses. The buyer worked with the city's Community Redevelopment Agency (CRA) to secure funding assistance for the environmental cleanup and redevelopment.

The Outcome: The site was cleaned, remediated, and redeveloped. The seller offloaded a property they couldn't sell to anyone else. The buyer acquired land at a significant discount and created value through the cleanup and redevelopment. The community benefited from eliminating an environmental hazard and gaining a productive property.

The "Unsellable" Retail Space – Fort Lauderdale

The Problem: A retail property had been on the market for over a year with multiple agents. The interior was built with small offices and walls throughout, a very specific layout that didn't work for most retail tenants. Traditional retail users couldn't see past the configuration.

What I Saw: Those small offices could be reimagined as dressing rooms. Instead of marketing it as generic retail space, I targeted clothing boutiques and specialty apparel retailers.

The Solution: I repositioned the marketing and conducted targeted outreach to wedding dress designers, bridal boutiques, and clothing stores that needed dressing room space. Within weeks, I connected with a wedding dress design company.

The Outcome: The wedding dress company saw exactly what I saw. The space was perfect for their needs with minimal renovation required. They purchased the property and have since built a thriving business there. The seller finally sold a property that sat stagnant for over a year.
